Net Leased Property Sales
Our Leased Investment Group is a market leader of net leased property sales. Typically, a net leased property is a freestanding retail, office or industrial building occupied by a corporate tenant that is bound to the property by a long-term lease. The net lease usually obligates the tenant to pay the property’s real estate taxes, insurance and maintenance. Consequently, net leased investments can be an excellent vehicle for preserving and building wealth while simultaneously reducing credit risk and minimizing management responsibilities.

Over the years, we have cultivated the resources required to successfully service both buyers and sellers of net leased properties. Our proprietary database and relationships of commercial real estate owners, investors and developers is the foundation of a vast nationwide net leased property inventory that enables us to deliver suitable acquisition opportunities for our buy-side clients. 1031 Tax Deferred Exchanges
Net leased investments are often the subject of 1031 tax deferred exchanges. Our professionals have significant experience closing transactions that adhere to the strict guidelines of 1031 tax deferred exchanges. Over the past 3 years, over 75% of our deals have involved 1031 exchanges. A 1031 exchange allows an owner of an investment property to sell their asset and defer paying capital gains taxes if owners purchase a “like kind” property while following the rules and regulations of the Internal Revenue Code. We are careful to assist investors with adhering to their time-sensitive requirements for 1031 tax deferred exchanges, while simultaneously using our substantial property database to produce the best possible acquisition outcome.

Sale-Leaseback Structuring & Dispositions
Since our inception in 1959 as Damon Raike & Company, we have specialized in arranging sale-leaseback transactions for major corporations. In a sale-leaseback, a business sells real estate it owns-occupies to an investor and then subsequently leases the property from that buyer. Sale-leasebacks are beneficial for companies by allowing them to access equity previously committed to real estate holdings and then redeploying that capital into operations or finance business expansion. For real estate investors, sale-leasebacks offer long-term leases with steady cash flow and minimal management responsibilities.
